Host Agreement
Responsibilities and terms for hosting experiences through DreamHnF.
Last Updated: October 7, 2026
1. Definition & Scope
This Host Agreement applies to any property owner, guide, outfitter, captain, land manager or service provider ("Host") who lists land, access, lodging, guided or self-guided experiences, or related outdoor services ("Host Services") on DreamHnF (the "Platform"). It supplements our Terms and Conditions, which also apply.

Creating a DreamHnF Host account and listing on the Platform does not require an upfront membership or listing fee, sales demo or onboarding appointment. Hosting is self-service: you create an account, complete required verification, build your own Listings, submit them through the Platform's verification and approval workflow, and manage your Listings and Bookings.
DreamHnF's standard platform fee is currently 5% of the applicable booking subtotal and is deducted from the Host's booking proceeds. The standard rate may change from time to time and may differ where a Host-specific promotional, contractual or other fee arrangement applies. The applicable fee for a transaction is determined under the Platform's current fee rules.
2. Independent Host Relationship
Hosts are independent businesses, individuals, outfitters, guides, property owners or service providers. Unless another relationship is expressly established in writing, Hosts are not DreamHnF employees, agents, partners, franchisees or joint venturers.
DreamHnF does not direct how you operate your outdoor business, except to enforce Platform rules, safety requirements, transaction terms, content standards, legal requirements and marketplace policies. You remain responsible for your business operations, pricing, staffing, guides, equipment, property, permits, licenses, insurance, taxes, compliance and the services you deliver to Guests.
3. Eligibility & Verification
DreamHnF may require Host identity or business verification. Separately, our Payment Provider, Stripe, may require its own payment and identity (KYC) verification. These are different processes.
A DreamHnF verification badge or status means only that the specific verification it represents has been completed. It is not a guarantee of safety or professionalism, an endorsement, insurance, certification that every legal requirement has been met, or a guarantee of future conduct.
5. Availability & Calendar Accuracy
You must keep your DreamHnF availability accurate and honor Confirmed Bookings. If you sell the same dates through another channel, you are responsible for updating your DreamHnF calendar so Guests cannot book dates you cannot provide.
6. Pricing, Deposits & Balance Schedule
You set your own pricing and, within the options the Platform supports, your booking settings. You may currently select a Deposit of 30%, 50%, 80% or 100% of the booking total, and a Remaining Balance due on the day of booking, 24 hours before the trip, or 3 days before the trip.
The selected Deposit and schedule are disclosed to the Guest and become part of that Booking's transaction terms. You must not use these settings to misrepresent the true total price, and you must not collect amounts forming part of the disclosed booking price outside DreamHnF.
DreamHnF's standard platform fee is currently 5% of the applicable booking subtotal and is deducted from your booking proceeds. The standard rate may change prospectively from time to time and may differ where a Host-specific promotional, contractual or other fee arrangement applies. The fee applicable to a Booking is determined under the Platform's fee rules for that transaction.
7. Non-Exclusive Listings
DreamHnF does not require exclusivity. You may advertise or offer the same or similar experiences through your own website, social media, other marketplaces, travel channels and other lawful sales channels.
Listing elsewhere is allowed. Diverting a DreamHnF-originated Booking or payment off the Platform is not.
8. Booking Circumvention & Off-Platform Payments
For a Booking initiated through DreamHnF, you may not use DreamHnF to find or contact a Guest and then divert that Booking or payment off-platform to avoid Platform fees, payment protections, booking records, transaction rules, cancellation rules or other DreamHnF policies. This includes requesting or accepting off-platform payment, redirecting the Guest to another payment method, or restructuring the disclosed price outside the Platform.
9. Cancellation Policy Selection
You select one of DreamHnF's standard cancellation policies for each applicable Listing: Flexible, Moderate, Firm, 50% Refundable or Non-Refundable. The policy attached to a Confirmed Booking continues to govern that Booking even if you later change the Listing's policy. See Cancellation Options.
10. Manual Confirmation & Auto-Confirm
Depending on your Listing settings, a Booking may require your acceptance (manual confirmation) or may be confirmed automatically where Auto-Confirm is enabled and the Booking is eligible. You are responsible for the confirmation setting you choose and for honoring Bookings confirmed under it.
11. Payments and Host Payouts
DreamHnF uses Stripe and Stripe Connect to process applicable Guest payments and Host payouts. Hosts must establish and maintain an eligible Stripe connected account and complete any identity, business, tax, banking, or other verification required by Stripe. Host payouts are sent to the payout account associated with the Host's Stripe connected account, subject to applicable DreamHnF fees, payment-processing amounts, refunds, chargebacks, disputes, reversals, fraud reviews, and other permitted transaction adjustments.
Payout Timing
Payout timing may depend on payment status, Stripe processing, connected-account verification, banking networks, weekends or holidays, disputes, refunds, chargebacks, fraud reviews, and other payment-provider requirements. DreamHnF does not guarantee that every payout will arrive on a specific date unless expressly stated for a particular transaction.
12. Refunds, Disputes and Chargebacks
Where permitted by applicable law and payment-provider rules, DreamHnF may delay, withhold, offset, adjust, or reverse amounts otherwise payable to a Host when reasonably necessary to address refunds, cancellations, chargebacks, payment disputes, suspected fraud, duplicate payments, processing errors, or violations of DreamHnF policies.
13. Insurance
- DreamHnF does not insure Hosts, Guests, property or equipment;
- Hosts are solely responsible for obtaining and maintaining liability insurance and other coverage appropriate to their activities and business;
- Hosts are responsible for accidents, injuries, losses or damages occurring on their property or arising from their services, to the fullest extent permitted by law.
14. Licenses, Permits & Legal Compliance
DreamHnF is a global marketplace. You must comply with all applicable local, municipal, state, provincial, territorial, federal, national and international requirements, including hunting and fishing licenses, guide or outfitter licenses, captain credentials, boating regulations, firearm and weapon laws, land-use and access laws, business licensing, and game or fish transportation rules. DreamHnF does not provide legal advice for any jurisdiction.
15. Taxes
You are responsible for determining and meeting your own tax obligations, which may include income, sales, occupancy or lodging, VAT, GST, tourism and other business or transaction taxes, except to the extent a tax is calculated, collected or remitted by DreamHnF or its Payment Provider where required or enabled by applicable law.
16. Safety
Maintain safe, lawful property and operating conditions to the best of your ability, provide appropriate safety briefings, and do not proceed with an activity when conditions are unsafe or unlawful. Any supplemental waiver you require must be disclosed to Guests appropriately and must not conflict with mandatory DreamHnF rules.
17. Guest Data & Privacy
Use Guest information received through DreamHnF only to provide the booked Host Service and related communication, protect it appropriately, and comply with applicable privacy laws and our Privacy Policy. Do not use it for unrelated marketing or to divert DreamHnF Bookings.
18. Reviews & Communications
Keep Platform communications professional and relevant. Do not post fake or purchased reviews, exchange reviews, pressure a Guest to remove legitimate criticism, or threaten retaliation over reviews. DreamHnF may remove reviews that violate Platform policy.
19. Host Cancellations
If you cancel a Confirmed Booking, the Guest will be entitled to the refund required under DreamHnF's Host-cancellation rules, applicable transaction terms and applicable law. Your selected Guest Cancellation Policy does not allow you to retain otherwise refundable Guest funds when you are the party canceling the Booking. Repeated, avoidable, late, abusive or bad-faith Host cancellations may result in listing review, visibility restrictions, booking restrictions, account review, suspension or termination.
20. Indemnification
To the extent permitted by law, Host agrees to indemnify, defend and hold harmless DreamHnF and its owners, officers, employees and partners from claims, damages, losses or expenses (including reasonable attorneys' fees) arising from:
- Property conditions or hazards;
- Host's negligence or misconduct;
- Misrepresentation or inaccurate information in Listings;
- Host Services, taxes, or violations of law or of this Agreement;
- Incidents involving Guests or third parties while on the property or participating in activities arranged by Host.
21. Suspension & Removal
DreamHnF may take proportionate action, including warnings, content removal, Listing restriction or removal, booking restriction, temporary suspension or permanent termination, for Host accounts or Listings that:
- Violate this Agreement or other DreamHnF policies;
- Violate applicable laws or regulations;
- Pose safety or legal risks to Guests or the Platform;
- Are the subject of repeated or serious complaints.
22. Survival of Existing Obligations
Suspension or termination does not erase obligations that already arose, including Confirmed Bookings, refunds, chargebacks, disputes, payout adjustments, taxes, indemnification and liability for prior conduct.
